Whether you have bought your new home on Fuerteventura for the personal use of you and your family, for letting on a long or short term (holiday) basis or purely as an investment it is important to ensure that it is regularly maintained so that stands out from the crowd. The rental and re-sale markets are very competitive. Your property needs to be better than the rest.

You have probably purchased your home in Fuerteventura to enjoy the warm dry climate. Your property does not enjoy the climate quite so much. With winds blowing around large amounts of abrasive dust, problems can soon arise if regular cleaning and maintenance is not carried out. If the property is unoccupied for months at a time, it could be a condition of your insurance policy that regular checks are carried out. You may need a post-build clean, changeover cleans, linen and towels laundered, a pool or spa maintained and cleaned. You need trades (kitchen fitters, furniture suppliers and garden constructors)to have access. This is all very difficult to organise when you are many miles away.

You will need to find a local Property Management company to deal with all of these issues on your behalf. There are many tochoose from. Here are a few guidelines:

Where possible, use a registered company, fully insured.

Try to find a company that can carry out all of your needs.The more keys that you have distributed, the less secure is your home.

Make sure that you have a proper management contract.

Ask for a list of those people who are going to work in your property.

Insist on a “key log” so you can be sure who has been in your property.

Agree exactly what is included in the contract (eg “window cleaning” does not always mean the shutters as well)

If you follow these simple guidelines, owning a property in Fuerteventura will be a joy, not a headache
